Do we have to move out of our home?

No, there is no need to move out of your home.

Will it be possible to add an upper level to our home?

Our company has been involved with first floor additions for approximately 30 years and have never had a home that we could not add a first floor addition. We use an independent engineer who has an input into the structural aspects of our design.

Is it possible to do part of the work ourselves? e.g painting

Yes, we are happy to work with our clients if they elect to do any work themselves. We are also prepared to undertake work to a 'lock-up' stage.

If we decided to proceed, how long will it be before building begins?

Once you are happy with the plans it generally takes 12 weeks to obtain Council approval.

Are there any extra charges for council etc?

No, once you are given a price this includes Council submissions, Home Owner Warranty and all relevant documentation needed e.g Basix certificate, shadow diagrams, statement of environmental effects, site analysis plans and any other information required.

When are we required to make payments?

We require a 5% plan order fee. This enables your plans to be drawn up, submitted to Council and relevant insurances and engineer's certificate obtained. A 5% contract deposit is required when plans are signed. This is when your project has been approved by Council and we are ready to begin construction. We use Housing Industry Fixed Price Contracts.

How long will it take to build? 

It takes approximately 12 weeks to have plans drawn up and gain council approval. We
endeavour to begin building within 2 weeks of Council approval. Depending on the size of your project,
building takes between 10 to 15 weeks.
