5 Easy Steps to your home additions 

1. Request a quotation and one of our design consultants will meet with you. They will discuss your ideas, needs and budget.

Our designer will prepare sketches and arrange to present these for your perusal. There may be a few options for your proposed addition. Once you are happy with the design, a formal quotation will be provided.

2. On acceptance of your quotation, you will be asked for a 5% plan order fee. This enables plans to be drafted and all relevant documentation is prepared and sent to Council. This money covers the drawing of plans, Engineer's certification, Council fees and Home Owner Warranty Insurance. When your plans are finalised, your design consultant will check with you that the final plans meet all your requirements.

Your plans are then sent to Mines, if necessary, stamped by Hunter Water and taken to Council. Our office provides all necessary Council documentation including Basix Certification, Statement of Environment Effects, notification plans for neighbours and depending on the Council involved Shadow Diagrams and Site Analysis plans if required.

3. While your plans are being processed in Council we ask you to make your selections. Council progress is monitored through our office and as soon as we have Council approval, windows and frames are ordered, and a Fixed Price Housing Industry Contract is signed.

4. You will be notified when plans are approved by Council and an appointment will be arranged for your design consultant to sign building contracts. A 5% contract deposit is required and the balance of your payments to be paid throughout construction. These payments are set out in your contract.

5. We endeavour to commence building within 2 weeks of Council approval. Building usually takes between 10-15 weeks, depending on the size of your project.
